What to do right now
- Kill the power to any circuit near the wet area at the breaker before you touch a light fixture or ceiling fan.
- Move furniture and electronics out of the drip zone and put a bucket under it.
- If the ceiling is sagging or bulging, poke a small hole at the low point with a screwdriver to let trapped water drain in one controlled stream instead of collapsing the drywall.
- Photograph and video everything, ceiling, walls, contents, and the outside of the roof from ground level, before anything is moved or cleaned up.
- Call for an emergency roofer and a tarp. Do not climb a wet roof yourself, especially a tile or low-slope roof in Long Beach.
- Save every receipt for tarps, fans, towels and hotel nights; most policies reimburse reasonable emergency mitigation.
Why roofs in Long Beach leak when they do
Southern California gets almost all of its rain in a handful of winter storms, so a roof can sit dry for six or seven months and then take several inches in 48 hours. Sealants shrink and craze in the summer UV, flashing loosens with thermal cycling, and the first real atmospheric river of the season finds every one of those weak points at once. That is why the phones light up the day after the first big storm rather than on the day the defect actually formed.
The leak is almost never directly above the stain. Water runs along the underside of the sheathing, down a rafter, and drops wherever the framing lets it. On a tile roof it can travel several feet along the underlayment before it finds a nail hole. Expect the roofer to look at penetrations first: plumbing vent boots, chimney and skylight flashing, valley metal, wall-to-roof transitions and swamp cooler curbs.
Emergency repair, then permanent repair
Two separate jobs. The emergency visit stops water entry, tarping, a temporary patch, clearing a blocked scupper or valley. The permanent repair happens once the roof is dry enough to work on and the extent of the damage is visible. A roofer who insists on selling you a full replacement while your ceiling is still dripping, at night, with a contract to sign right now, is a roofer to walk away from.
Check the license before you sign
Roofing in California is the C-39 classification. Any job over $500 in combined labor and materials must be done by a licensed contractor, and you can verify a license, its classification, its bond and its complaint history free at cslb.ca.gov. California also caps the down payment on a home improvement contract at $1,000 or 10% of the contract price, whichever is less, a demand for half up front is a red flag, not standard practice. You generally have three business days to cancel a home improvement contract signed at your home, and five business days if you are 65 or older.
